They have similar landscapes and lifestyle. Quiet, peaceful tree-lines streets, low buildings and houses, small restaurants and cafes invite the residents to relax and slowing down in comparison with lifestyle in more centric areas. These neighborhoods are planned as low density areas. Regulations are strict, so occupation per square meter is quite low. 

Belgrano R, for instance, was a place filled with chacras (small farms) on the outskirts of the capital in colonial times which lied on the slope and enjoy the proximity to the river. When the city started to grow the farms started to split and the old mansions remain. Some of them turned into Embassies. Coughlan and Colegiales growth went hand in hand with the train stations. English style houses, more modern buildings and PHs.

Belgrano R works as a gated community inside Capital Federal. The history of the area is well preserved. Buyers who seek properties in this district are looking for security, privacy and the charming personality of the whole place. Their inhabitants enjoy being outdoors, gardening, swimming or simply walking barefoot on the grass.

In Colegiales and Coughland, the regulations regarding units per parcels are more flexible, so small buildings called PHs. The market for houses usually activates during spring and summer. It remains stable even with the general slowdown of the real estate market. It is trickier to determine prices as each house us unique. These properties shouldn’t be assessed only based in the area where they are built or the square meter general value. The value of the square meter ranges from US$ 700 and 1,000 per square meter. Coughlan and Colegiales vary according its zoning. Horizontal property is usually the best option.

To assess a house, the value of the parcel and the construction are key. PHs are a more flexible choice than larger homes. Phs are also a fantastic option for families with children. The prices are similar to apartments, but its potential lies on the terrain where it is built and the possibility of renovation. It’s not easy to assess the value of these kinds of properties as the variables are quite a few, but we have a roughly price list that may provide some orientation:

Coghlan: 2/3 bedroom houses, US$ 1900 per square meter.
Colegiales: 2/3 bedroom houses, US$ 2150 per square meter.
Belgrano: 2/3 bedroom houses, US$ 2500 per square meter.
Coghlan: 2/3 bedroom PHs, US$ 1900 per square meter.
Colegiales: 2/3 bedroom PHs, US$ 2000 per square meter.
Belgrano: 2/3 bedroom PHs, US$ 2450 per square meter.
