The inauguration of Alto Palermo shopping centre in the nineties was the spark that brought about a huge explosion of real estate development in the Palermo Sensible area in of Buenos Aires. The name Palermo Sensible is the area that covers from Scalabrini Ortiz Avenue, Santa Fe Avenue and Coronel Diaz Avenue. The neighborhood Palermo is divided into separate unofficially named zones and Palermo Sensible is one of the most popular places to buy and rent. The properties that have sprung up since the Nineties have transformed the zone into a bustling and modern urban area. The area continues to be popular amongst property developers with 30 new projects currently underway in the neighborhood.

It’s no wonder that the area is so popular with investors, home owners and tourists as the location means that Palermo Sensible is blessed with great transport links, for instance, the subway D line runs through there, the good quality surroundings, central location. These factors all drive up Palermo Sensible value and demand for property is high. Developers are itching to buy old houses in order to then knock them down to make way for lucrative high-rise apartment blocks.

It is a real shame that the neighborhood’s charm and personality has been forever altered by the Buenos Aires real estate developers whose zeal for building apartment blocks has sadly meant that many of classic architectural gems have been demolished. However, Palermo Sensible still has its own charm and community feel, which can be felt upon visiting the quaint parish church in Plaza Guemes that has been recently restored and refurbished. The plaza is an important hub of the community and is lined with traditional Buenos Aires style cafes. It is here that social and cultural events, such as open-air concerts and artisan markets regularly take place. Palermo Sensible only covers a small 27 blocks of the city of Buenos Aires and yet it seems to have a unique balance of urban and community life. The plaza and surrounding blocks are tucked away, but still located only a few blocks from the busy cultural centre of Santa Fe Avenue. It is here that you can do shopping, get the groceries, go to the cinema or catch a subway to get further downtown.  

All of these factors also attract tourists to the area of Buenos Aires. Palermo sensible is a popular place for temporary rentals especially amongst the students of the many nearby colleges and universities.
