Exciting Mixed Development in Pilar
Pilar is establishing itself as an important urban centre outside of Buenos Aires. A new development that combines commercial, retail and residential properties is creating a lot of interest on the Buenos Aires real estate market. The project is on a massive scale and will be completed in stages. The launch of the new commercial and residential centre in Pilar took place in July 2012 and it looks to change the face of an up and coming area of Pilar.
The town of Pilar is situated 60 km from Buenos Aires and enjoys easy access to Argentina’s number one city. Pilar was always an important railway intersection and has a charming historic centre. However, in recent years Pilar has been transformed into the Land of Country Clubs. Hundreds of gated communities and country clubs are situated in the Pilar area. Traditionally, the real estate here was targeted at buyers looking for a country retreat or holiday home. Nevertheless, Pilar is growing and offers an urban landscape that means more people are living there permanently.
The new development in Pilar is under construction in the neighbourhood 46, an area that enjoys a fantastic location; surrounded by shopping centres, schools, golf clubs, country clubs and new businesses. It is also right next to the Panamericana Highway that links Pilar with Buenos Aires city and other important cities. Pilar’s latest addition is divided into different parts: Lares I and II, Agora I, II and III. For now only Lares I and Agora II are underway, but the whole project will occupy a buildable space of 30,000 m2 with 5000 m2 of communal spaces. Lares I has already been completed sold off and offers wide, light apartments with facilities including; swimming pool, gym and 24 hour security.
Agora II is a three storey building of 40 m2 per floor that would be ideal for businesses and independent professionals. The units in Agora II are one room making them perfect for individuals as apartments or compact office space. These properties look onto the development’s main plaza or are front facing. The building is a modern and top of the range structure with state of the art lifts, glass front and double height ceilings. If you’re interesting in getting some office or home space in this promising then move quickly as over 70% of these units have already been sold. Prices are quite reasonable considering the high quality and prestige of this new addition to the Buenos Aires real estate market: around $ 295,000 US dollars for a 34 m2 one room unit and $ 450,000 for a ground floor, 50 m2 sized shop. This would be a sound investment for investors looking to rent.
