Corporate Rentals

The market for corporate real estate behaves in a different way to the rest of the market. This fluid, constantly changing market is full of investment promises upon buying at the right time.
Corporate property makes up an important chunk of the Buenos Aires real estate market and 215,000 metres squared of new corporate property will come onto the market this year. This sector of the market fluctuates depending on the economy. When there is high economic activity the amount of vacant corporate properties dramatically reduces, as business feel more confident to grow and invest in office and business space.

Key information on Buenos Aires corporate rentals:

•    In comparison with other major, international cities, like Sao Paulo, the Argentine capital is lagging behind.

•    Catalinas near La Boca neighbourhood is the new hotspot for corporations. The shortage of land has pushed businesses into previously industrial areas. This area is also the least affected by lowering prices and shifts in the market.

•    Last year, a record number of office buildings were constructed. The sector grew by 14%, with the majority of growth occurring in Puerto Madero and the North of the Buenos Aires.

•    The demand for Buenos Aires corporate rentals is stable. However, the November elections could cause some fluctuations.

•    The Panamericana highway is an area to watch as corporate real estate  in this area if Buenos Aires increased by 20% last year. This zone is popular with businesses as it is accessible, more economical and extremely visible.

•    11 new projects are currently underway, which will add 234,200 metres squared to the market. These are located in the leafy, residential areas Belgrano and Palermo, catering to a new niche market: business owners who want to work close to home. The gated community Nordelta also offers convenient, close-to-home office spaces.

•    The area near Dot shopping centre is on the up, with 7000 m2 of corporate space being added. The proximity to important motorways with access to the West and North of Buenos Aires add to its appeal.

•    New, technology companies that are based in Buenos Aires are helping to increase demand for corporate spaces. The city is the regional headquarters for many service companies, which also feeds the corporate rental market.

With so much movement, hotspots and new companies opening up, the Buenos Aires real estate market is being changed by the Buenos Aires corporate rentals sector. The importance of business in Buenos Aires is undeniable and so it’s crucial that companies have the right environment in which to grow.
