Belgrano Chico Neighborhood - The place for harmonious urban and green living.

Close to the City Centre yet surrounded by green spaces. It’s no surprise that this neighbourhood is seeing a growth in high quality developments.

Up until about 50 years ago Belgrano Chico was submerged under the murky waters of the Plate River. The construction of the Mitre Railway line in the Fifties brought about the reclamation of land that kicked off a growth in property development that has been going on for the last 30 years. Belgrano Chico has been transformed into a fashionable neighbourhood in Buenos Aires that allows urban living in a green environment.

Belgrano Chico occupies the zone that extends from Barrancas in Belgrano up to the edge River Plate and reaches up to the Palermo Hippodrome and borders with the Nuñez neighbourhood. The area therefore covers a Golf Course, Palermo Forests and it overlooks the river. Plus, it is right next to the train line and it’s got quick access to the main avenues and the General Paz highway.

The variety of properties on offer reflects the diverse demand for properties in the area. And there are many options open to people looking to invest in Belgrano Chico.

Buyers can opt for a condominium property in a high-rise development where they can further enjoy the ‘country life.’ In this type of development, several multi-storey buildings are grouped into a community, which are equipped with a great number of leisure facilities, including putting greens, swimming pools and hedged-lined gardens. These properties are also an excellent option for renting. The scarcity of decent apartments for renting in the area means that, according to Buenos Aires real estate market, the average monthly rent is between 5%-6% of the property’s value. For instance, an apartment with garage, storage room, golf-course view and amenities will rent for between $1700 and $1900 dollars plus expenses.

Along with buying apartments and condominiums, another popular option for people buying in the area is to purchase a plot of land and then set about building a home that suits their own high specification. This is one of the few places left in the City of Buenos Aires where families are still able to do this. However, it comes at a high price: in the most sought-after locations, for example, over-looking the golf-course, land can fetch between $ 700 and $ 1000 dollars per square metre.

If you don’t feel like taking on a building project then some houses are available and the cost depends on the age of the property and the type of plot, with prices usually upwards of $300,000 dollars.

Belgrano Chico is the preferred location for people with high buying power who demand to and can afford to live in beautiful homes. Yet, at the same time, the neighbourhood caters for young professionals who are looking to live in well-designed homes in complete comfort. The neighbourhood is a green oasis in Buenos Aires, so just like the greenery that covers Belgrano Chico, this neighbourhood in definitely going to grow and grow.
